Preconstruction Services: – High Construction’s preconstruction services provide a formal approach to resolving potential project challenges prior to construction. A customized plan will be developed based on where in the process the Owner is at defining the project and what questions or issues the Owner needs to resolve. Our preconstruction services remove many of the unknowns of a project, reduce project risks, and identify areas for cost savings—with a very minimal investment.

DESIGN-BUILD SERVICES

As one of the few construction companies in the region with an in-house design company, High Construction provides a unique opportunity to maximize your savings and simplify the construction process. Our architecture and construction teams work in adjoining offices, so communication is streamlined and the teams work in tandem to bring you value-engineered solutions throughout your project. We’ve collaborated on more than 75 projects together & designed more than 1500 projects over the past 12 years. Here’s a brief summary of how the process works:

 

Owner’s Role:

  • Owner hires High Construction, who is responsible for both design and construction for the project.
  • Owner manages just one contract.

Summary:

  • Early knowledge of total project cost, before design work is completed, at reduced initial investment
  • Builder input during design, ongoing budgeting, and value-engineering
  • Reduced change order potential
  • Single entity responsible for design and construction
  • Collaborative rather than adversarial relationship between architect and builder
  • Approximately 85% of project is competitively bid
  • Owner may participate in subcontractor selection
  • Design-Builder’s fee established at beginning of project
  • Selection of builder is subjective

CONSTRUCTION MANAGEMENT SERVICES

High Construction’s construction management services are well-suited to large, fast-track projects, or to organizations that don’t have the internal resources to orchestrate the construction effort. As the construction manager, High Construction gets the project up and running and sees it through to completion on your behalf. The builder and designer are both involved in the project from the start to ensure the highest value is achieved.

Owner’s Role:

  • Owner hires an architect and High Construction at the start of the design process.
  • Owner manages two contracts—one with the architect and one with High Construction.

Summary:

  • Early knowledge of total project cost, before design work is completed, at reduced initial investment
  • Builder input during design, ongoing budgeting, and value-engineering
  • Well-suited for fast-track projects
  • Collaborative rather than adversarial relationship between architect and builder
  • Approximately 85% of project is competitively bid
  • Owner may participate in subcontractor selection
  • Owner warrants architect’s work
  • Construction management fee established at beginning of project
  • Selection of builder is subjective

GENERAL CONTRACTING SERVICES

If your design is already completed, High Construction can provide a firm, fixed price to complete the construction in accordance with your plans. With finished plans and specifications already available, High Construction can mobilize quickly to get your project started.

Owner’s Role:    

  • Owner hires an architect to design the project and delivers completed plans and specifications to High Construction for pricing.
  • The owner manages two contracts—one with the architect and one with High Construction.

Summary:

  • Selection of builder is objective and based on completed design
  • Total project cost not known until design is complete and all design fees expended
  • Difficult to value-engineer after design is complete
  • Owner warrants architect’s work
  • Potential for adversarial relationships
